Property Palace in Zi Wei Dou Shu: Home, Savings and the 14 Stars
The Property Palace (田宅宮) is the tenth of the twelve palaces. It covers your relationship with home: where you live, how often you move, whether you rent or buy, how well you hold on to money, and the mood inside your house. Astrologers call it the money vault. It sits opposite the Children Palace, with the Siblings and Health palaces in trine. This guide walks through its meaning, a four-step method, each of the fourteen major stars here, the empty palace and the transformations. Add your birth details to see which stars sit in your own Property Palace.

What the Property Palace means
Counting from the Life Palace, the Property Palace is the tenth. In old China tian meant fields and zhai meant house, so the palace described land and shelter. Today it shows whether you lean towards renting or buying, how often you move, and how good you are at turning income into assets, which is why teachers call it the money vault.
It is also the temperature of your home: quiet or lively, relaxed or tense, and whether you can truly unwind when you walk in. Modern readers extend it to any space where you spend long hours, such as an office or a shop. Its traditional ruling stars are Tian Fu and Tai Yin, and either one here is a star in its own house.
How to read the Property Palace in four steps
Separate two questions first, the house and the household, then work through these steps.
- 1
Major starsthe star here and its brightness set your basic attitude to living space and saving. An empty palace borrows the Children Palace stars, at reduced strength.
- 2
Opposite and trine: read it with the Children Palace opposite and the Siblings and Health palaces in trine to see what supports the household and what drains it.
- 3
Transformations and Lu Cun: Hua Lu or Lu Cun here gives saving and buying a firmer base; Hua Ji shows where home takes most of your worry.
- 4
Timingthe decade or year in which the Property Palace is triggered is often when you buy, move or renovate.
The Children Palace opposite and the trine
The Children Palace sits opposite, and the two form the children and property axis. A home is where children grow up, and children are often a household's biggest variable: a new baby means a bigger flat, an empty nest means spare rooms. In derived-palace terms each is the other's Travel Palace, one staying in, one heading out.
The trine palaces are Siblings and Health. Siblings is the property palace of your Wealth Palace, often read as cash in hand; Health covers your body and routine, and a home that is hard to rest in shows up first in sleep and energy. Property, Children, Siblings and Health together are this palace's three sides and four squares: the house, the people, the money and the body of a household.
The 14 major stars in the Property Palace
What each major star means here. Where a Life Palace star always puts a given star in this palace, we say so, so you can check it against your own chart. Companion stars, brightness and transformations change the details.
- 紫微
Zi Wei in the Property Palace
Zi Wei here wants a home with class: you will wait for the right neighbourhood, and someone in the household clearly has the final say. The placement is tied to the Life Palace both ways: Zi Wei here means Tai Yang in the Life Palace, and Tai Yang there means Zi Wei here. With Tian Fu in Yin or Shen it is the steadiest pairing for owning property, with Qi Sha in Si or Hai you buy the moment you are sure, and with Po Jun you love renovating and trading up.
Zi Wei guide - 天機
Tian Ji in the Property Palace
Whenever Wu Qu holds the Life Palace, Tian Ji lands here. Firm and decisive outside, you treat home as a puzzle: storage, layout and room plans are always up for revision, and you rent or move more than most. With Ju Men in Mao or You the household debates everything; with Tian Liang in Chen or Xu you may live in an older relative's home; with Tai Yin in Yin or Shen you prefer a small, quiet, well-made space.
Tian Ji guide - 太陽
Tai Yang in the Property Palace
The sun likes a bright, airy home with the door often open and friends dropping by. As the father star it also points to a strong paternal influence at home. From Yin through Wu it is bright and the household feels cheerful; in Zi or Hai, or the weak Chou and Xu, family members give a lot without being noticed. With Ju Men in Yin or Shen the home is lively but argumentative; with Tai Yin in Chou or Wei two generations keep different hours.
Tai Yang guide - 武曲
Wu Qu in the Property Palace
The wealth star in the money vault is a classic sign of a good saver. You judge a flat by floor area, price and mortgage term rather than by its decoration, and you usually pay for it yourself. With Tian Fu in Zi or Wu it holds money best; with Qi Sha in Mao or You buying is hard work but decisions are quick; with Tan Lang in Chou or Wei you settle in middle age; with Po Jun in Si or Hai, buy to live in before you buy to invest.
Wu Qu guide - 天同
Tian Tong in the Property Palace
Driven and demanding at work, you come home and want the sofa; that is the classic Lian Zhen picture, because a Lian Zhen Life Palace always puts Tian Tong here. Early homes may be modest and later ones more comfortable, since Tian Tong improves with time. With Tian Liang in Yin or Shen an older relative tends to help; with Tai Yin in Zi or Wu you like soft furnishings; with Ju Men in Chou or Wei small repairs keep coming, so budget for them.
Tian Tong guide - 廉貞
Lian Zhen in the Property Palace
You have strong ideas about space and like a home with character, perhaps one that doubles as a studio. Old texts warn about Lian Zhen in a weak position here; read that today as a reminder to check titles and contracts carefully. With Tian Fu in Chen or Xu it can hold on to property, with Po Jun in Mao or You it moves and remodels often, and with Tan Lang in Si or Hai it loves hosting friends at home.
Lian Zhen guide - 天府
Tian Fu in the Property Palace
The vault star of the Southern Dipper and a traditional ruler of this palace, Tian Fu here is a storehouse inside a storehouse. You keep things, save steadily and organise every cupboard, and you buy property cautiously but well. With Tian Fu here the Children Palace opposite always holds Qi Sha and the Health Palace holds Tian Xiang: a solid household, and children who want to strike out on their own.
Tian Fu guide - 太陰
Tai Yin in the Property Palace
Tai Yin means wealth and rules this palace, so here it is a moon in its own courtyard. Every Po Jun Life Palace has it: someone who tears things up outside needs quiet at home. Bright in Hai, Zi and Chou, it brings good luck with property and a calm house; fallen in Mao, Chen and Si, you hesitate over every purchase and family moods need more care. A mother or older woman is often the centre of the home.
Tai Yin guide - 貪狼
Tan Lang in the Property Palace
Home is a stage for enjoying life: a good sound system, a big dining table, a living room built for parties. You want property and often dream of something bigger. Tan Lang belongs to the Sha Po Lang trio, so with it here the Siblings and Health palaces always hold Po Jun and Qi Sha. Household spending and change run high; keep the purchase budget modest.
Tan Lang guide - 巨門
Ju Men in the Property Palace
A Tian Fu Life Palace guards money well, yet it always puts Ju Men here, so home is where the arguments start: opinions at the dinner table, talks with neighbours or the building committee, and fine print in property deals. Ju Men is strong in Zi, Wu, Si and Hai and at its best beside Tai Yang or Tian Ji, where problems clear once spoken; fallen in Chen or Xu, ask more questions before you sign.
Ju Men guide - 天相
Tian Xiang in the Property PalaceIn the example
The seal star keeps the home neat and presentable and paperwork such as transfers and mortgages in order; every Tai Yin Life Palace has this placement. Tian Xiang is always flanked by Tian Liang and Ju Men, here in the Career and Fortune palaces. In a Xin year Ju Men takes Hua Lu and the seal is well protected; in a Ding year Ju Men takes Hua Ji, and with Qing Yang on the other side home matters need extra care.
Tian Xiang guide - 天梁
Tian Liang in the Property Palace
Fun-loving Tan Lang people come home to an older generation's shadow, because a Tan Lang Life Palace always puts Tian Liang here: inheriting a family flat, living near parents, or being the one who looks after everyone. Tradition sees ancestral protection here and a taste for old houses, so set money aside for repairs. Fallen in Si or Hai, the protection thins and buying on your own is the steadier path.
Tian Liang guide - 七殺
Qi Sha in the Property Palace
Home is something you fight for: you leave early, rent in another city and buy with your own money, quickly once you find the place. A Ju Men Life Palace always produces this placement, with Tian Fu in the Children Palace opposite. Tradition says family property is hard to keep; today that reads as building your own. The Tian Fu opposite suggests the next generation will steady the household.
Qi Sha guide - 破軍
Po Jun in the Property Palace
The star of tearing down and rebuilding loves a run-down flat with every wall knocked out, and work or family plans keep you moving. Property comes and goes, so do not borrow to the limit. Tian Xiang always sits opposite in the Children Palace and adds some order. Bright in Zi or Wu, bold renovations pay off; fallen in Mao or You, cost every project before you start.
Po Jun guide
An empty Property Palace
With no major star in the Property Palace, read the stars of the Children Palace opposite. Their effect is lighter, and minor stars here such as Lu Cun, Qing Yang, Di Kong or Hua Ji stand out more. An empty Property Palace does not mean you will never own a home; it means your living situation is flexible. Renting while young, changing cities and settling in a later decade are all common.
Which pair you borrow depends on the branch: an empty palace in Zi or Wu always borrows Tian Tong and Tai Yin, in Chen or Xu Tian Ji and Tian Liang, in Si or Hai Lian Zhen and Tan Lang, and in Chou or Wei Tian Tong with Ju Men, Tai Yang with Tai Yin, or Wu Qu with Tan Lang. Borrowing Tian Ji and Tian Liang, for example, means elders have a say and every move is discussed at length.
The four transformations in the Property Palace
Birth-year transformations follow the heavenly stem of your birth year, and our charts change year at Lunar New Year, not at Li Chun. The one landing here shows where home matters most to you.
祿Hua Lu in the Property Palace
A blessed household: chances to buy, a talent for saving, friends who find you good homes, and property that may gain value.
Hua Lu explained權Hua Quan in the Property Palace
You decide at home, from buying to renovating; just make sure the rest of the family still has a voice.
Hua Quan explained科Hua Ke in the Property Palace
A cultured household with a good name, often in a good school district or a quiet area, with smooth paperwork.
Hua Ke explained忌Hua Ji in the Property Palace
Home takes a lot of your worry: repairs, moves or mortgage stress. Some schools read Hua Ji in a vault as attachment and frugality: not losing the house, but finding it hard to let go.
Hua Ji explained
Minor stars, Lu Cun and Tian Ma in the Property Palace
Among the auspicious stars, Zuo Fu and You Bi mean family help, perhaps with a deposit or paperwork; Wen Chang and Wen Qu bring a bookish home and smooth documents; Tian Kui and Tian Yue are helpers, so good homes come through elders or friends. Lu Cun here is the favourite: grain in the store, slow but steady saving. It also fixes Tuo Luo in the Fortune Palace and Qing Yang in the Career Palace, so the pressure to save comes from your own mind and your job. Tian Ma means moving, buying in another city or living in two places.
Among the malefic stars, Qing Yang and Tuo Luo bring property disputes and delays, and Huo Xing and Ling Xing sudden problems, so keep an eye on wiring and gas. Di Kong or Di Jie make your ideas about property idealistic; speculation and buying in someone else's name are where losses happen. Buy to live in, or enjoy a simple, uncluttered home. Malefic stars are warnings, not verdicts; a second look before signing avoids most trouble.
Can the Property Palace show your spouse?
People often ask whether this palace shows a spouse. By derived palaces it is your spouse's Friends Palace, showing their social circle, and your friends' Spouse Palace, showing their partners. The home you share after marriage also lives here, so daily life together can be read in it. For your partner as a person, go back to the Spouse Palace.
It has other identities too. It is the Fortune Palace of your Parents Palace and the Parents Palace of your Fortune Palace, which is why tradition reads ancestral property and family blessings here. It is your Career Palace's Siblings Palace, extended today to a company's cash management, and your Children Palace's Travel Palace: where children go after leaving home often depends on what this home could give them.
The money vault: savings and real estate
If the Wealth Palace is the pipe that brings money in, the Property Palace is the reservoir that shows how much stays. By derived palaces it is the Health Palace of your Wealth Palace, the body of your money. A busy Wealth Palace with a weak Property Palace earns fast and spends fast; an ordinary Wealth Palace with a steady Property Palace can slowly save up for a flat on a modest salary.
Saving power comes from wealth stars such as Tian Fu, Tai Yin and Wu Qu, and from Lu Cun and Hua Lu. With Po Jun, Di Kong, Di Jie or Hua Ji here, build defences: an automatic transfer every payday, a mortgage under a third of income. A steady palace suits long-term ownership; a changeable one should start with a home to live in.
Household luck, living space and family mood
Two people can live in the same flat and feel completely different about it; that difference is what this palace describes. Gentle major stars and auspicious stars make home a harbour. Many malefic or fallen stars mean small things spark friction, so take a breath at the door. Traditional feng shui is often read alongside it: Tai Yang here wants light, Tai Yin wants quiet.
Household luck moves with the timing layers. When a decade or year activates the Property Palace with Hua Lu, it is a good time to renovate, move in or welcome a new family member; a Hua Ji trigger often brings a move, repairs or a sudden pile of family tasks. The most practical way to steady it is housekeeping: clear routes, fewer things and good light let the stars work.
When a decade or year reaches the Property Palace
When the decade Life Palace reaches the Property Palace, home becomes the theme of those ten years: buying, moving, starting a family or looking after the family you grew up in. Each decade also has its own Property Palace for living conditions and savings in that period. For one year at a time, locate that year's Life Palace, step to the tenth palace from it and read its stars and transformations to judge whether it is a year to move or renovate.
